PLEASE READ THE BOOKING CONDITIONS BELOW BEFORE SUBMITTING AN EMAIL RESERVATION.   AN EMAIL RESERVATION MADE BY A GUEST WITH PAYMENT ONLINE OR BANK TRANSFER INDICATES ACCEPTANCE OF THESE TERMS AND CONDITIONS<o:p>

ARRIVAL AND DEPARTURE<o:p>

the accommodation will be available to you from <st1:timehour13minute0>1 pm on the day of arrival until <st1:timehour11minute30>11.30 am on the day of departure.   There may be variations on these times by previous agreement.  If we have no new clients entering the property on your day of departure you are welcome to stay longer. <o:p>

DEPOSIT<o:p>

a deposit of 30% of the total value of the holiday is required.   Balance payment 8 weeks prior to arrival in tenerife. <o:p>

REFUNDS AND CANCELLATION<o:p>

these must be made at least 8 weeks before the start of the holiday - refunds can only be made when the accommodation is re-let.   Any monies paid will be refunded on reletting the said weeks, excluding 25 pounds administration fee.  <o:p>

Telephone - email booking will be held for 3 days pending receipt of a deposit. <o:p>

Acknowledgement of deposit and direction details will be sent by email on receipt of your deposit payment.   Full payment for the holiday must be received 8 weeks prior to holiday commencement date. <o:p>

the person making the booking agrees to take good care of the property and to be responsible for the cost of any damage, breakages and exceptional cleaning and to leave the property in a tidy state.   We do not require monies as security damage, we trust our guests will enjoy their stay and take good care of our property.  <o:p>

The owners reserve the right to reasonable access by themselves or by their employees and workmen to the property. <o:p>

The person making the booking agrees to the conditions herein on behalf of all persons staying in the property and he or she must be one of the party occupying the property.  <o:p>

The maximum number of persons staying in the 1 bed is 4, in the two bed is 5.  The maximum occupancy of the communal swimming pool area and gardens is 4 or 5 per property.   If you wish to invite guests please do so by prior arrangement with the owners, as we have to consider all our guests and maximum occupancy of pool and houses. <o:p>

In the event of a complaint the visitor must immediately notify the owner and every reasonable effort will be made to rectify the complaint.   No compensation will be made or correspondence entered into in connection with the complaint raised after the property has been vacated. <o:p>

Loss of services, i.e. water or electricity does not deem the property unhabitable and the owner will make every effort to restore the services within 4 hours, dealing directly with the suppliers of water and electricity.   <o:p>

If for any reason beyond the control of the owners, (i,.e. fire damage, flooding. etc) the property is not habitable on the date booked, all monies paid in advance will be returned to the visitor in full, but the visitor shall have no further claim against the owner of the property.  <o:p>

The owners do not accept any liability for injury, however caused, as a result of the use of the pool or any other facilities or equipment provided. <o:p>

An email reservation made by a guest with payment on line or bank transfer indicates acceptance of these terms and conditions. <o:p>

Acceptance of a booking by the owner confers upon the visitors the right to stay in the proerty within the meaning of holiday let holiday rental for one or two weeks duration. <o:p>

If there has been any breach of the conditions the owners may re enter the property asking the visitors to vacate the property and terminate this agreement without prejudice to the other rights and remedies of the owner. <o:p>

Insurance - it is recommended that prospective visitors take out an insurance, health and cancellation, when booking this holiday. <o:p>

The owners take no responsibility for children left unattended by their parents in the swimming pool area, gardens or property. <o:p>

The owners cannot accept liability for airline delays or cancellation of flights<o:p>
